You should begin to learn as much as you can about real estate investing first. The Bigger Pockets podcast is a great place to start, but there are some specifically form buy and hold investing, like the "Passive Real Estate Investing" blog, "Hold the House", and "Turnkey Real Estate Investing" are all great ones. @Marco Santarelli; he could get you connected with some great deals for turning that 100k into at least 1k/month, if not 2. And that 2k/month reinvests itself over and above your income to continue growing. With 24k a year from 2k/month you should be able to reinvest that into $200-400/month more, with help from your job, so that it continues to snowball.

For tax purposes, most people have been telling me an LLC, though I had one attorney say in an email that an LLC is not the best for tax purposes because apparently I would have ot pay Corporate Canadian taxes. Does anyone have experience with this that could explain?

@Mark Ainley Would you mind sending me their information as well? I am about to make a deal and have found by far the best lending company yet for rates for Canadians in the U.S., but am open to learning about another.

RBC requires you to have personal net worth of at least $350,000 in order to purchase those loans with 40% down and 5.5% interest. It is not worth it. A loan at 30% down with 7.5% interest is a better bang for your buck. I go with Lima One Capital. Furthermore, they only ask for bank statements for 2 months showing that you have the 30% available.

As for HSBC, I tried them as well with no luck. They would not lend to foreign investors. Lima One is the best that I have found thus far, by far.

Hello! I am trying to make an LLC in Tennessee right now and it is asking me for my Certificate of Existence. Am I supposed to make some other form of business here in Canada first and then make it an LLC there?

While I am new to investing, my heart has been concerned with what would become of me if I did end up making more money than I knew what to do with. Hello,

I'd like to receive help to understand what are my options in order to get a mortgage/loan, since I am not US resident.

Let's say that my target is to buy properties in Kansas City/Missouri for loans between $40-100k.

From what I understand I cannot get a conventional bank mortgage. Are there any options with comparable terms or interest rates?

I want to invest in Turn-key real estate as Lethbridge has a horrible RV ratio, and I have yet to find any turn-key real estate companies in Canada that don't require massive down payments and have a very weak ROI compared to what I can get in Kansas City, Atlanta, etc... I may consider investing here when I have more capital, but right now my limited finances require me to start smaller.

I guess I need clarification,  sorry. I was going to use people I know personally and these are not mortgages. It is from a private lender but similar to a mortgage with a higher interest. I would just get friends and families to invest in the down payment amount. I'm also from Canada investing in the US,so I'm not sure if that adds difficulties.
