Why do you feel a rental would not fare well in a crash? Any evidence to support this?

 Not that I have evidence, I lack the time in this field to know exactly how it went down before. However in a crash wouldn't there be a flood of under priced rentals due to the flood of under priced homes and panicked sellers? Or am I looking at it wrong?

Newbie here, why are people still investing if the market is doomed to fail likely soon? If you buy a place that's cash flowing now it doesn't mean it will do well in a crash. Also how are you accounting for potential drops?

@Skyler Mckinney I may not know very much but I think you may have something here, In "Think and grow rich." Napoleon Hill tells the story of a commander burning the ships they arrived on so that the men would fight harder than ever with no means of escape. "win or Perish."  I believe that you are incredibly brave. With that said Perhaps it would be worth while to move to a cheaper area to increase investment potential and lower cost of living? Such as the upper Midwest? Best of luck! Also consider house hacking to lower living expenses.

3.5 is a good start but  will a short term CD like 3-5 months still maintain that 3.5 yield or does it shrink for shorter times?

While I am saving for my next property, how can I put my money to work? 

If a Down payment is 10k it will take me about 10 months to refill and buy another, how can I put my money to work to speed that up? Also are there good methods that keep my money flexible so I can withdraw quickly?

Thanks for the responses, I guess what I am trying to do Is build equity so that I can afford to invest in larger cities.  Currently I'm not exactly looking for cash flow but having a flowing property is important.

I'm having a hard time believing my analysis numbers. What am I missing? 

Listing price- 22,000 with no major flaws as well as I can tell. 

So for rent I can list for $400 a month

Mortgage-$118

Taxes-$15

Insurance-$15

Utilities-tenant paid 

repairs-$40 

capex-$40

Management- $40

vacancy-$20

Is it possible that I would be netting that much?
