Hi @Samantha Wilson, investors earn between 8% - 12% depending on the deal (the risk profile, property liquidity, loan to value ratio, etc…).

Hey Folks,

Looking for advice & best practices here on how folks have built a strong supply side network of private lenders.

I’m an experienced digital marketplace builder and Realtor, but don’t come from a background with many super high net worth individuals.

I have the demand (mortgage brokers digitally submit to me through Filogix, Lendesk & Velocity), but need more lenders on supply side to provide those funds.

Given that most of the deals are in the $650k-$1.2m range (I’m in the Greater Toronto Area, Canada) one can fly through volume fairly quickly.

I currently have a relatively small operation and focus on 1st mortgages (8%-10%) and 2nd mortgages (~12%+) up to 80% LTV.

Has anyone built a lending practice using OPM? Would love to hear about how you scaled up if so. Particularly if you’re coming from a similar situation as myself.

My feeling is that if I get the demand, the supply will come but I’d like to test that theory & hear if anyone else has taken a similar route.

As far as I’ve been told all I would need is a Letter of Commitment, (looked over by a lawyer of course), vs an actual mortgage license

Any tips from the community on raising capital for private mortgages? I have the supply (borrowers) but I’m looking to raise money to fund those mortgages.

I'm able to offer 7% annually guaranteed, and each mortgage will be a 1st (no bank involved) with a conservative LTV.

I’m looking to raise the funds & strategically deploy capital to multiple borrowers to hedge risk.

Any advice or success stories would be very helpful.

While I’m sure there are a ton of opportunities south of the border, I do know Toronto best. There are still pockets here that present an opportunity to capitalize on the under supplied multifamily segment.

Having said that I’m always interested to learn more about other areas and will be sure to give you a shout if/when I do have questions about Tampa.
