Sorry for the late reply. I ended up renting the place to my mom for a discount. I can at least trust her to not destroy the place like previous tenants I've had. I do have 3 Airbnbs I just listed on Zillow for rent. Football season is over so I need a 3 to 6 month tenant. I would cover utilities and Internet. It's also fully furnished. Hello, 

I have a renovated rental unit in Tallahassee near capital circle and park avenue. I did long term tenant in the past and they trashed the place. I moved to Orlando and need a clean tenant that will take care of the property. I would prefer someone who can manage it as a Airbnb for me. They would furnish it, pay rent (between 900 and 1100), pay utilities, internet, maintenance etc.. and collect the profits from Airbnb or VRBO.

Open to other strategies as well.

I just started out with AirBNB. I took a different approach and am basically buying primary's, living/renovating them for a year, and then turning them into Airbnbs. I'm from Tallahassee. PM me if you have any specific questions.

I'm curious... are you scared that since you are kicking out tenants that are in gang wars, they won't come after you? Also, is this in the Crawfordville/Wakulla area? It's the only place I can think of that is that dangerous. I don't think we have any gangs in the Tallahassee City limits. I grew up in Tallahassee and I've been here for almost 30 years.

@Jason Bott can you send me that insurance list as well? And if you know if any folks in the area that can manage Airbnb for up to 20% (I need this to be a passive investment for me), I would appreciate if you could share those contacts.

You'll need someone who is specialized in turning properties over more often (cleaners, checking for damage, restocking essentials like coffee etc). I have not done any str. I am very close to having the place complete and it looks much nicer than a hotel. One of my buds just started STR in the same area I'm in and is making roughly $3k a month vs the $1300 per month if it was a LTR at 60% occupancy. I am willing to pay more for a good STR PM because yes, it is more work. I already have a cleaner who charges $30 per visit. 

I might keep this on the Down Low in regard to insurance. Had enough problems with them as it is. They get stricter and more annoying every year.

Hello,

I've been investing in Tallahassee on the side for about a decade now and have accumulated 4 rental properties that cashflow very nicely. I am thinking about changing my strategy towards Airbnb. Does anyone have experience with that in the Tallahassee area?


1 big question...I have a PM for my rentals. Do you have a PM for Vacation units? Is it the same PM or someone else who specializes in it?

@Jennifer Stradtman how did you get all 5 bedrooms rented so quickly? That’s roughly 500 a person. My property manager has a 3 bed room 2 bath on the market in the college area for the same price (1500) and it’s been on the market for over 3 months.

I’m interested. I own 3 properties here and I’m from here. Also looking for a 4th but having trouble with my debt to income ratio. Most banks want a years worth of rental income to count it, so that’s basically a year I have to wait for each property I buy and rent out. My main 9-5 job doesn’t give raises often. I’m at about 60k a year.

So if anyone wants to talk about other sources of financing beyond traditional credit unions and banks that won’t rape me with horrible interest rates I’m all ears.
