How does rentredi handle late fees?

I'm trying to figure out the ARV of a duplex listed as a single family. The home is being wholesaled and I'm wondering how appraisers would look at it. Would they appraise it as a single family or multi family.

@Michael Noto those rehab numbers were given to me. I have yet to get a contractor in to look at the property to give me a detailed scope of work.

Their leases. It’s a duplex.

I have a deal on my plate that I’d like to brrrr but it has inherited tenants the just renewed there lease. I have yet to walk through the property with a contractor but was told it needed 6-10k in initial repairs.

It’s being offered at 100k

“Initial rehab” 10k

ARV around 150-160k

How does brrrr work with tenants already in place?

I’m starting to build my core 4 with the intention to acquire brrrr/flip properties. Who is bringing you more deals? Wholesaler? Agent?

Sounds like a jackass, I’d get a free consultation with an attorney and then just mention you have spoke to your attorney. That may be enough to get him to take care of it.
