I have a question. Would you purchase a property intended for a rental, that is directly behind a military base? I noticed (2) holes in the window that faces the base, they look like bullet holes. Is this something happens when living close to military bases? Any advice would be greatly appreciated.

I would recommend looking at the crime reports in the area. I met with a renter who was moving due to gun violence in Converse which is outside of Randolph AFB

 Excellent point. Thanks.

Quote from @Hamp Lee III:

Yes, that could be a great property (barring running numbers). If the numbers work, you can use the property as a short- or long-term rental for military members.

Some bases are in sketchy areas, so make sure you do your due diligence.

I’m active duty Air Force in San Antonio btw. 😉

Thanks, Hamp; I never thought about short-term rental here. Thanks for you service!

You will need both people to sign an amendment removing him from the lease.  Both parties must agree!  You will also want to add something in there about the husband forfeiting the deposit otherwise you may come into some issues when the wife vacates and the husband wants his deposit back.  Good Luck! @Alexander Canalini

Thanks, Jennifer; I ended up using ChatGPT to write an addendum to the lease.

Is her request in your best interest? It is ok to say no.

Does he add value or risk by being on the lease? Typically, having more financially responsible people on the hook for the lease is better security for the landlord. Banks treat mortgages and divorces the same way.

 Great point

Quote from @Theresa Harris:

Get it in writing and make sure she's able to pay the rent on her own.  Also put down that you are keeping the deposit as normal and when she moves out and remaining will go to her.

 That's a great point!

Aloha! That sounds like a nightmare... Thank you so much for the story, and the valuable information.

We have a rental property where a married couple is living in the home. They're separating, and the husband moved out of the house. The wife is now the only one there, and she let us know that she wants to put the lease into her name only, removing the husbands name.

Do we need to receive mutual consent from both tenants? How do we start this process?

Any help or horror story is welcomed. Thank you!

Hi all,

We are looking to buy our second property and it seems like the Temple area suits us.

My question is, what are a typical DOM for rental properties that you are seeing?

Thanks!!
