There are just too many other avenues and resources to justify spending money on getting your RE license if you're not going to be selling or buying properties FOR OTHER PEOPLE and making money! Please again shed some light on why someone should get their license otherwise?? I'll wait.

Let me guess using the MLS? There are other ways to access this without getting your license.

Knowledge of RE in studying to get your license? There is all of the info available for free, or less expensive books etc to learn ALL of the same info in EVERY state!

Being able to buy and sell, manage your own properties? You can already do this legally without a license so AGAIN, unless you are wanting to do it for OTHER people and are making money from it there is NO reason to get a RE license.

Say it LOUDER for those those in the BACK. There is NO REASON TO GET YOUR RE LICENSE IF YOU'RE NOT SELLING REAL ESTATE! Don't waste your money resources, time resources as both are more valuable spent elsewhere!

Hey ya'll. I'm trying to decide if switching to the Avail.co unlimited plus plan is worth it! To anyone that uses this service, can you let me know if the custom leases and custom applications are FULLY customizable? Or are you only able to add and drop a few clauses in certain sections type of situation? Thanks in advance for any feedback on those who use the Avail.co platform!

@Evan Higashiyama Hi! Local licensed PM here who just opened up my own shop to help smaller MFH, and SFH investors like you with maximizing their investments. First off, sounds like you have an awesome home and great potential. As far as the rehab goes, and getting the most value add return for your money it depends on what you've already done. Then I could offer better insight as to where you should focus other funds. Additionally, you absolutely should finish the ADU if possible whether you move into it or not. Its a potential income stream and the more you have the better. There are a lot of great things you can do, and my best answer would depend on what your overall strategy is not just for this property but for your REI goals / outlook.

I'd be open to sitting down with you and chatting about it. Hearing your goals, or helping you fine tune your strategy and crystal clear criteria would really help in offering the most beneficial advice for you. Overall you're at a REALLY great starting point and offer my props to you. Keep it up! If you'd like to link up feel free to DM me.

@Oren K. Yeah I agree! The people are probably the biggest asset and help leaps and bounds more so than some of the services I've seen listed. 

I also am a fan of a good spreadsheet! I only use them for a few things now, budgeting / projections but I'll have to consider expanding them into deep analysis stuff like you've mentioned. Or just using BP analytics tools much more! Thanks Oren K

@Elizabeth Goff Yeah absolutely! Ours in OR is called the LCF (Landlord Compensation Fund) I've seen a few others. If your property is in MI, I believe your program is called CERA or something similar. From what I've heard its similar to ours to where either the tenant can apply or the landlord can apply on behalf of delinquent tenants. You should be able to fill out the majority of the paperwork, but there may be one section that you actually need the tenants to sign off on basically just acknowledging that you're applying for these funds of their behalf to cover past due rent. 

I wish I could be more helpful as I don't have as much information on states outside the PNW area. I would see if you have some local resources that can help you get more info on the CERA program as Im sure there is an app process that should be available to you and not just your tenant. I'm sorry to hear your tenant is being obstinate and not paying rent AND avoiding all their options for assistance. Let me know how it goes!

Hello BP community! Newer member here! Nice to meet ya'll! So as we know from the community pages or listening to the podcasts regularly on repeat there are many paid sponsors. A lot of the products or services sound super useful to investors / PM or anyone really looking to grow in the REI and management space. I want to get a cheat sheet by getting the 411 from those that have actually used some of these products and how they feel about them! Good and bad! What products are you using and what are a few things you like and a couple you don't about those sponsored products!? (Turbo Tenant, Rentredi, Avail.co, Fundrise, etc.. I know not all the products and services offered are related to the same goal in real estate but they all are built to help you with your portfolio and build wealth through various real estate channels. Any feedback on what you use and why it helps you or what you would change/do differently would be appreciated. Just a newbie looking for knowledge!
