Hey Jerry, is this shell already framed? are you going to have to redo the floors? With a house that big, I would say about 100-120k would get the job done unless you need to do major mechanical updates! I'll send you a private message with more information.

I'm looking at picking up a 3-story townhouse in the Parkside neighborhood of West Philly. It's a huge, 1600+ sq ft house that's mostly rental ready and it's selling for only 75k. Is this a good deal? I'm looking at rental comps and it seems that 3-4 bed houses in this area are getting 1300-1400 a month in rent. If you're a West Philly renter, can you give me some insight on the value of this property?

What are the best areas in Brewerytown to invest at the current moment? How do rental comps in this neighborhood stack up with the rest of Philly and areas near Philadelphia County?

I have 3 lots next to each other that run street to street that are perfect for ground-up construction and I'm looking to sell.
