@Terry Lao I bought two fourplexes in Vegas last year. I agree, you can get good rents and appreciation, but where are you getting a fourplex for $200k? The going cost is from the mid-300s to low-400s. Lots non-HOA properties.

@Gagan Chawla I recently purchased two fourplexes in Las Vegas as an out of state investor. They weren’t BRRRRs, but my broker and lender were great. I can provide a referral if you are interested.

Although I would like to invest in Fresno (great family-oriented community, great prices, and close enough to Sacramento that I drive to), I will never invest in rental property California.  The newly enacted rent control and tenant eviction law makes it price prohibitive.  Also, the legislature is considering a new law that will allow tenants to get additional rent relief if they agree to pay off the balance to the state government over ten years.  It is voluntary for the owner and tenant now until it becomes mandatory when the legislature decides to change the law to make it worse.

Who is buying or have bought multi-family (fourplexes and small apartments) in Fresno, CA? Looks like good prices with higher rents, which could offset statewide rent control.

What's the best accounting software for tracking income and expenditures for multiple properties? I will have a company managing my out state investments, but I want to keep track of and budget for monthly costs: vacancy, CapEx, management, utilities, repairs, insurance, P&I, etc...

I have $150k in cash to begin building my REI portfolio. I have looked at so many markets and I keep coming back to Las Vegas and Memphis for multi-family (mostly fourplexes or small apartments), but can't decide between the both of them. Memphis is the better bang for the buck, but it has some challenging neighborhoods. Vegas looks good; however, they have limited supply and high HOA fees. Anyone have any market insights to share or other places to look?

@Josh Rodriguez I've been looking at that market for multi-family, but the HOA fees are so high. What's been your experience with HOA fees in that market?
