Case in point - when I was looking to buy my first home, back in 2009, as someone who never purchased a home before, I asked a prominent agent in my community for help. I ended up finding a condo in Chicago myself, without her, but asked the agent to help me with the transaction anyway. While the condo was under contract she insisted that I don't need an inspection. To her, that would be a waste of money, and inspections are generally not needed for condos?!. 
Long story short, I ended up buying that condo, only to find out, after one month, that my living room windows were leaking big time during the stronger rains. It was a horror that I will never forget. When I talked to an experienced contractor and a friend, he told me that would be easily visible during a proper home inspection. Not a single person, or other RE agents, suggested that I should sue my RE agent who advised me not to do an inspection.

So, yes, maybe in theory, agents are legally responsible if they don't work in my best interest, but in practice that's not the case.

Can you please elaborate on this one? How is my buyer agent legally responsible if she/he is not doing what is in my best interest? My experience doesn't say that. 

Just take care of that yourself. Even if your deductible is $0, which is not, filing a claim will cost you more down the line.

I posted three rental listings on FB Marketplace lately and I found it highly ineffective. Almost 95% of the messages are "Hi is this listing still available?" and the rest of them are tire kickers. 

You've made $500k yourself by your very young age of 25? You are the champ. You really don't need any of us as it's obvious that you should continue whatever you are doing, one way or another. Any other advice would be, frankly, dishonest. Good luck!

Ok, show us your plan for how you are going to make those $6mil in revenue, first year in business. I am all ears. 

Assuming you are rehabbing in your own backyard, Managing renovation is extremely challenging, time-consuming, and nerve-wracking. I don't have the slightest clue how someone would successfully manage a remote rehab. There is no amount of money you can pay to your on-site partner or PM company to make them care about your project as you would if you were there. 

How did it work out? ... Yes, we know, nothing changed. The best thing you can do is pack up your stuff and get the hell out of there. I did it almost 4 years ago, moved to Indiana, one hour away, and never looked back. 
The tendency of most Cook County residents to vote against their own economic self-interest is astounding. I have a limited time on this planet to accomplish what is best for my family and me. Therefore, no time to fix the consequences of long-term bad governing and poisonous local politics.
