It had been submitted by Paul Ryan . There was a proposal to eliminate the real estate interest tax deduction . I think we are safe there. I have not heard anything on 1031. I suspect it's tied in the whole tax rate plan. Was hoping to get an update others. To your success, Alex

There was a proposal to do away with 1031 exchanges. Any thoughts if this will happen? any updates?

Its a start. I am sure there will be much negotiation to get passed by the senate. I am hoping it will open up some opportunities to do more Installment sales.

I am trying to avoid the $800 a year The state of California charges for each LLC. From what I understand the Ira Itself has some asset protection. There should be a some kind of solution.

How do you keep your name off the paperwork when you create financing to the new homeowner in self directed Ira. In the event the ira would have to foreclose I do not want my name visible. Perhaps just account number and name of custodian. 

Are there certain Self Directed provider that cater better to this?

Whats the going interest rate range? for performing secured notes in 1st positon? with at least 75 percent equity cushion.

Aside for creating notes yourself. ( which has some limits due to Dodge Frank) what are some good resources for finding these notes?

Just a thought remember its your funds. No one is going to do a better job than you. You probably had some success to accumulate those funds.

Here are some of my thoughts, Stay liquid to have funds for opportunities. As we are in a rising interest rate environment.  There will be some opportunities to take advantage of.

5 year Bank CD pays around 2 percent.  risk free rate. that would be 50k a year. That's not enough funds to live like a rock star though. 

I suspect you can get 4-5 percent with out taking on that much risk.  Example single family free and clear homes in good areas. Probably more in Midwest. Now were are talking 100-125k a year. 

Still no Rock Star. But not to Shabby.

If you can figure out how to get around 10 percent return with out taking on too much risk that's 250k a year baby!  you are a Rock Star!

Be careful of leverage.  Read. Value of debt. cant remember who wrote it. Some leverage might be good.

 What ever you do you don't want the stress of being wealthy twice.  So do it right the first time.
