While this isn’t traditional RE path, you can acquire condos as you grow and become both the investor and the support for others. Additionally, as a HI resident you qualify for loans which us mainlanders don’t.. and they’re very good loans.

You’ll be rich in no time.

That's an awesome suggestion. I was recently in Virginia and only recently moved out to Oahu and am pursuing my license as well. I had a property here and ran into issues finding a reliable PM. I originally rented my own unit out and did all of the marketing and found a tenant in under 2 weeks. Took them 2 and a half months. I always planned on working towards PM but after that happened I realized I can do it better than them. Please feel free to reach out to myself if you need a runner on Oahu and I have family in Kauai Mike and plan on investing in Lihue, myself so feel free to reach out. I'd love to learn from both of you guys but I'd love to be a reliable contact for you both.

Hopefully you guys come out again. I'm currently reading that book! Wont be on island for another 6 months permanently. ENJOY!  White plains is a bomb beach. Fairly cheap cottages as well if you want one on the beach.

@Adam Christopher Zaleski I used to live in lake county maybe for 7 years? Family moved to Kauai. Thought that was unique that you are living there considering how unknown the Waukegan area is and how rare it is to find people from there especially living on the island.

I was actually doing some research in this general area and came across this. Do you guys have a recommendation on a realtor that you trust to help him and myself get started? I'm an out of state investor as well. I've had some trouble tracking down a reliable realtor.
