Im not at that stage yet. Im getting my team together first then i will be actively looking for a property. My budget is set for a purchase price of 25k-30k. I plan on using the BRRRR strategy, is there any other way i could acquire a short term loan to refinance into a long term loan?

Hello all,

Im looking to purchase a property between the 25k-30k mark. But finding a HML or mortgage company to loan on that small amount has been close to impossible. I have everything lined up(mailing campaign, contractor, title company, etc.) except for the lender. Does any in the Fort Worth TX area know anyone that could help???

Hi all! Ive recently purchased my first Fix&Flip today! I have 99% of my materials list and 99% of my SOW completed. But there is something i cant decide on and thats wether to put laminate or granite countertops. From what ive learned, its not a great idea or a good return on investment to put granite in average income or blue collar neighborhoods (which is where my property is located). The reason im having trouble deciding is because i have 4 very solid comps for my area and 3 out of the 4 put granite countertops. The 1 house that put laminate sold $3k less than listing price and the 3 houses that installed granite sold for $3k - $5k more than listing price. Now obviously there are other factors that impacted those outcomes but all the houses were remodeled very well, with new flooring, paint, appliances etc. Am i over thinking the decision and the answer is obvious?? Or should i stick to what ive learned and go with laminate?? Any advice or input would be great! Thanks!

Hello, I am new to real estate investing. I have a basic knowledge of flipping, wholesaling and renting. But i recently came across a different type of investing strategy called owner finance. From my understanding so far, and i might be wrong, the buyer sends the owner a check/payment for the property and owner finances the property while the buyer decides what he'd to do with the propery wether it be flipping or renting etc. And after a certain time frame, that was negotiated by the buyer and seller, the buyer is required to purchase the property. If im correct about the general concept of how it works, then wouldnt that be the same as renting or lease to owning the property?? Again my basic understanding of owner financing could be completey wrong. Any insight or info on how owner financing works, when the best time to use owner financing and the pros and cons to this investment strategy, would be appreciated! Thanks!
