What methods of advertising are you using for attracting tenants? What is your comfort level dealing with multiple tenant inquiries? I'm unsure as to what PM Companies may charge but have you looked into the cost?

@David Furnish Love the Vision! I have myself a long term vision of building out a self sustaining community. Using extremely eco friendly construction and infrastructure. It's a big dream but definitely doable. I haven't done too much research into it to be completely honest but love hearing others visions and would love to follow your journey to making it happen!

@Diana Mulvihill I would say use the authorities as the middlemen unless you know the owners and are comfortable meeting in person. If they agree and again if you are comfortable you can leave them in a ziplock on your porch for them to pick up (I assume they know where you live) If they are out of state get their permission to mail it out.
 save all communication, take a picture and advise them you won't be responsible should anything be lost or damaged. Keeping a record will be the most important.

Unless you have their contact info and are comfortable reaching out, Honestly handing them off to the local police station is probably your best bet.

take pictures, and record any communications with the authorities to cover your butt. Maybe send an email to the authorities first so you have a paper trail to refer back to.

Currently working through a live-in first-floor renovation at my parents’ house, and we’re finally nearing the end of the rough-in stage. It’s exciting to see everything slowly coming together!

I’ve helped with family and friends’ projects before, but those were mostly DIY. This time, I’ve been working with contractors, which has been a whole different experience.

For those who’ve been through renovations—what was the most difficult part for you?
And if you’ve managed projects like this, what advice would you give to keep things running smoothly?

So far, we’ve had our share of challenges, but I have to say, we’ve been pretty lucky. The contractors have been great to work with and have made it possible for us to stay in the home during the process. That’s something I really appreciate.

Multiple streams of income are key to financial freedom. Here’s where I stand—and what I’m working toward:

Earned Income – The daily grind. It pays the bills, but true wealth is built elsewhere.

Business Income – As a realtor, this should be a major stream, but I haven’t closed a deal in a while. That needs to change, and it starts with improving my social and sales skills.

Dividend Income – Slowly growing. Small but compounding, and over time, it’ll become a reliable passive income stream.

Rental Income – My love. Real estate has always been my favorite asset class, and my focus is on scaling up strategically.

Time to Push Forward

I need to grow and enter new business opportunities—something I believe I’d be great at. But first, I need to connect with the right people and create more opportunities through better networking.

One small but meaningful step I’ve been slow to act on: finding a high-interest, highly liquid account to maximize idle cash.

Most Important Next Step (MINS)

I want to connect with people who could benefit from what I’ve learned. I don’t usually push this, but I’ve come a long way—when I think back to how little I knew as a beginner, I realize how valuable real-world experience is.

Beyond knowledge, I have the freedom to be boots on the ground—to make things happen in real estate, business, or investing. If you’re working on something interesting, let’s connect.

On the investing side, I’m exploring creative strategies to acquire more rentals and expand my portfolio. If you’re in the real estate game, I’d love to exchange ideas.

Capital Gains – I’ve made money here before, but as a buy-and-hold guy, I don’t sell often. Still, there are situations where it makes sense—I need to think more strategically.

Royalties & Licensing – A fascinating income stream that I need to learn more about. If you have insights, I’m all ears.

Long-term, I’ve had deep conversations (mostly with ChatGPT) about eco-friendly building and infrastructure projects. Huge goals, but I’m still figuring out how to bring them to life. If you’re in this space, let’s talk.

At the end of the day, the path to financial independence isn’t just about money—it’s about knowledge, execution, and connections.

I love all the answers here, and each point from Income verification to precious rental history are all musts. One thing I want to add (although it may be difficult in some situations) is to meet the tenants in person or even virtually if all else fails. A tenant may be able to "fake it" in the interview but I'd say if you ask the right questions and have a long enough interview you can get a decent idea who will be a fit and who may not!

I would love to hear everyone's thoughts on this!
