I have used Ally for several years and they have been great, easy to use and great support when something goes wrong.  Not sure that they still have the best rates but don’t see much point in chasing that extra 0.1%.

I am in no way an expert on this subject but have been studying up on it myself. Here is a link to the hud handbook that details the requirements for obtaining an FHA loan: http://www.fhaoutreach.gov/FHAHandbook/prod/contents.asp?address=4155-1

In short, it is possible to obtain an FHA loan without 2yrs employment history if you can demonstrate that you are a student. Of course, you still have to show that you have the ability to pay the mortgage. The hard part will be purchasing the property as an investment property which is not allowed on FHA loans. One, but not all, of the borrowers needs to be an OO. If you will be living here initially and then move out, it may not be an issue.

Hi Mariah, thanks for the response. I did not end up attending the REI meeting for a couple of reasons, schedule change at work and have heard some negative things about the REIA in the area. My schedule will be changing again in February that will allow me to attend the meetings that I would like so I plan on attending then to check it out for myself. Have you ever attended a local meeting?

Greetings all. I am Alex from Beaverton, OR and I am a newbie to BP as well as to real estate investing. I am currently trying to learn as much as I can on Sub-2's and Lease Options as well as setting up a business.

I have already learned a great deal from the BP articles and blogs over the past couple months and have been digging into some REI books as a start to my education. I will also be joining a local REI club, attending my first meeting in a couple of weeks.

If there is anyone in the Portland area that specializes in Sub-2's and/or Lease Options, I am willing to do some work for you in exchange for showing me the ropes.

I am glad to be a member of this great site and excited to get my start in this biz. Thanks.
