Go to staple then tweak it. DO NOT EVEN attempt to self-manage, it will not end well, LEARN 1st then go on your own

I have been a Bigger Pockets fan and consumer for the past year. I just purchased a new home and I am turning my old house into a rental. I been using Zillow manager for everything and I created lease through Zillow. I am inquiring on who has gone this route and is there anything else in the lease I should add that Zillow lacks in. Thanks for any help.

@Villy Ellinger thank you for that. I am also considering lake homes that are drivable to me in northern Illinois so seasonality is a big issue. The annual revenue is a great point.

wow a lot i didnt consider there. never thought about credit card fees. i thought that all happened through airbnb. really appreciate that feedback

That is an interesting point about foreclosures. Thanks for the idea.

From a recurring expenses standpoint, I realize i missed poolcare and landscaping so I have to account for that. from experience in short-term rentals, what are everyones thoughts on the expenses i laid out in the analysis? are these figures off-base and is there something i am missing that might apply to most properties? we like the general gulf coast side of florida as well as Gatlinburg TN which are obviously vastly different but seem popular.

Thanks for the input John! I came up with $150 looking at airdna and other local listings so hopefully im accurate on it haha. good point on the pool care.
