If the price they are asking for is below this maximum you can give them, I don't see the problem.

Example. Your MAO is $200K, meaning you can't go over 200K, and they are asking $100K for the house... so you give them $100K no?

Yea thats right but my issue is with the cash buyer. When they run their numbers are they going to see what the seller is asking for it on the mls?  Also I talked to the agent and she said that’s what’s left of the mortgage so how do I go about this.

Hey guys so first of all just want to get started by saying this is my first wholesale deal Im working on and I was confused because the price I'm getting after running my comps and getting my MAO is higher then the asking price. I've already triple checked my math and made sure I did the formula right. The house is in pretty good condition and just needs a light to medium rehab. My main concern is if I negotiate the price down even further, when I go to a flipper and they run their comps aren't they going to see that I'm selling them the house for basically the same price or even more as the owner is.

Good evening, everyone I'm new to the wholesale real estate game but I was wondering if anyone new of wholesale friendly title companies in the Gwinnett area?
