@Alex Boyce I lived in Orlando for 12 years, there are quite a few duplexes surrounding downtown- 32803 and College Park- 32804. Those areas a more expense so not sure if there are any deals to be had though.

@Kiersten Vance - part of the reason I'm going REI vs stock market are the tax benefits. My wife and I are both business owners and I'm always looking to invest profits while decrease tax liability. Your concern on long distance TK is valid and I have thought about that myself. I feel confident in my vetting process. Eventually, my goal is to have local boots on the ground to make things easier. I have family in some markets that is also a possibility in the future. To your 1st question: my wife and father-in-law are both realtors in LA, between them and the team locally, experience is there.

@Matt R. - I understand.  I just dont see the value in the high upfront costs to buying in LA.  Cash flow + tax benefits + other people paying down morgage + appreciation(although less than LA) is just a greater benefit in my situation.

@Ali Boone - Hi there. I've been reading your posts and blog on your site. An I have been in communication with Melissa and your recommendations. Thanks for the info! I'm thinking SFR to start. Medium priced. I'm drawn towards urban locations, because those are the places I'd generally like to visit myself, but I'm starting to realize suburban might be more realistic.

@Tom Ott - Yeah, midwest seems to be the zone.  Looking at typical options Indianapolis, KC, Memphis(not too excited about Memphis though)

@David Faulkner -thanks for the response. Rent price currently isn't an issue. With home purchase prices where they are I don't feel it's worth investing a significant down payment into 1 house. Yes, it will appreciate, but I value the long term cash flow more.

Hi everybody, new to REI and I'm looking to learn as much as possible. I'm from Los Angeles, originally from Florida, and work in the TV business. My wife and I welcomed our 1st child last year and I'm motived to create some passive income allowing me to work a little less in my main profession.

I'm pretty good at doing my homework and working with numbers.  Currently, my plan is to find a turnkey out of state to get my toes wet.  Eventually I see myself  securing deals myself and BRRRRing(can that be used as a verb?)

Current Status: I've talked to a few turnkey companies.  Still undecided on market.  I have a few Im considering and figure once a right deal comes around that will likely force the hand.  Thanks to all the BP contributors.  I've learned a lot just reading through comments the last few months.
