@Mike Hern Thanks I'm look into it. And I've tried to get data from the county before and they're hard to deal with so I just sent it.

Does anybody know how to pull a code violations list from a 3rd party? I've already sent out a email to the City municipal court with the freedom of information act. But I've heard of other websites to pull lists? Anybody can help I'd appreciate itπŸ‘πŸ»πŸ‘πŸ»

@Mark Pedroza This family friend, doesn't owe but took out a 135,000 loan of his home. He used that loan to pay off lawyer fees, his son went to jail and used up all his money on him on lawyers, wife also used up all her 401k on her sons. Lets just say they're sons left them dry... & They're financially in a bad situation and are in close to their 70's they just want to get rid of the home and split. His home was built back in 2008, paid off. I looked on zillow it's zestimate says 454,000.

Does anybody know the process of selling a divorce deal? I have somebody who is willing to sell their property however they are going through a divorce... Husband and Wife got themselves in debt took out a loan on their house for 135,000. House was built in 2008 & is worth 450,000. He is a family friend, I know this is a good deal I was just wondering if anybody knew the process of selling or if they could sell right away?

@Jeffrey Daniels Thanks I have a potential deal, 130k asking price ARV 185k, about 15k in repairs. Numbers seemed kind of tight that's why I was asking how what's the least of profits a flipper would take.

So I am in the Phoenix Arizona market. I was running my numbers and since I'm new I kind of don't know... what is the least profit a fix and flipper likes to make? Is $30,000 good? I always subtract profits, my wholesaling fee (cause I'm wholesaler) and repair costs. But what is good profits? All opinions welcomed

Hey everybody, I have a question I hope somebody can answer. I'm locking up this deal, asking price is 130,000, with ARV of 180,000. But the property currently has tenants, the owner won't sell the property unless I honor her lease of her tenants, what can I do in this situation. She asked me to put an addendum to the purchase agreement stating that I will honor the lease? Lease ends until Dec 31st, I don't how I'm going to be able to assign this to a buyer? What do I do?
