@Account Closed thank you so much man, i really do appreciate it. I got one more question so these types of transactions you rather work with a attorney then a friendly investor title company? can you setup it up where its doesn't have to come out of my pocket?

@Account ClosedMike thanks for clarification, i really do appropriate it ! :) So wrap basically means taking over what is owed plus using some of the equity  to pay out he seller? Sorry i am a newbie

Sorry 6 months max!! lol

@Jeremy Galloway Hi Jeremy, yes unfortunately  in Texas the Lease Option is only 3 months max. http://www.lonestarlandlaw.com/Lease-Options.html

So my coworkers son found a new job and is leaving to another city, he currently has a house that he still paying. My Coworker(Mother) is taking care of it. So I haven’t mention anything to her but I want to least give it a shot and come up with a win win solution. So what she has told me that it’s been in the market over one month and still no offers( it’s in a decent area) possibly no offers b/c it’s a 2 bed 2 bath .anyways I believe the mortgages was 170k and has about 85k in equity. Let’s just say they are not very motivated but just want to sell. Maybe if I come in and offer them a different route to go about it I possibly can make some $$. So currently it’s in Texas so I though of doing a subject to And then owner finance it to someone. Lease option is only 3 months max here but I don’t want to be a landlord either so what do you guys think ? How would you go about it ? If you need anymore info let me know I’ll do my best to answer it lol

Hello everyone ! Im currently living at my parents house in Texas and I'm about to register my LLC. If i put their address on my LLC is there any risk just in case i get sued for some reason ? Or is there a better way to go about it? Thanks !
