Hi everyone I'm currently investing a lot of time in learning how to wholesale from learning how to find the ARV of a house to how to find and or generate lead. I've decided to get into virtual wholesaling to start my REI adventure but I can't decide what are the best tools to start with. Can anyone give me any recommendations on the software they use and any other tools that make your wholesale life much easier?

I want to start wholeselling and after a months long analysis paralysis I've finally decided to go out and start driving for dollars in my city in Chula Vista California. I've search for any red flags I can find, bad roofs, overgrown grass, and messed up windows. So far I've only manage to list 23 houses that match these descriptions. This is where I hit a road block. I at least want to research these addresses bu I don's know where to start. I'll gladly take any advice and in the mean time I might as well keep searching.

I live in an expensive market that doesn't cashflow well so I'm considering looking out of state. What are somethings to google or topics to look for when researching towns thatll allow me to find a good submarket?

So after talking to a few investors in my hometown of San Diego and told them my situation of not having much income they recommended that I might wanna look out of state which I did. I ended up looking at properties in Huntsville Alabama and found a duplex that caught my eye for $149500 with one unit needing work in the kitchen and the bathroom and another unit needing a fridge and a stove as far as I can see. This is where I turn to you guys since I dunno what to do from here. This would be my first investment ever and I'm planning to do this out of state how would I get funding for a renovation and mortgage how do I partner with someone to help me fund the project how do I make contacts with people within this submarket so they can give me a clearer picture of the property and the market in Huntsville? If anyone is familiar with Huntsville or know someone who is I'd gladly like to talk to and ask questions about the area and what they recommend.

Hello everyone my name is Alejandro Ochoa an I'm very new to this forum and the world of real estate. I just finished listening to Rich Dad Poor Dad and am currently listening to The ABCs of Real Estate Investing and I gotta say I've been inspired. I don't have much money to begin with but I know this is one of the best places to ask questions. I live in San Diego, I'm 29yo and maybe have around $7000 in total in my bank which I doubt will get me started at all. My goals are to invest in single family and multi family and rent them out to have a fair amount of cash flow coming in each month. If anyone in San Diego county can give some beginners tips as to how to get started I'd appreciate it.

Some specific questions I have would be

1. What would you recommend for a beginner like me?

2. Are there any Real Estate Invesing groups most notably in the Southern County that you would recommend?
