Hey all. If you have a inherited tenant who’s lived there for 5+years and is on a 6 month lease ending end of august. Rent is below market and want to increase at least 50$ for now. Going to give a 120 day notice before end April. How long do you tell them they have to give an answer? What if they don’t agree to the new rent increase? And what if they do agree at first but come almost end of lease and they don’t agree anymore? Is it required to have them sign the notice?

The big question is why are you buying the appliance.  If it is there and functioning and they just want an upgrade they are free to do so.  If the appliances are included in the lease and they go down then you need to either fix or replace them.  If you were intending to buy new appliances with your renovation I really don't see the issue in doing it a year early to spread the costs, especially if there is a need.  I can't imagine as a tenant being told I need to replace the landlords refrigerator when it was originally included, one of the few benefits of being a renter is if an appliance or system is no longer functioning it is not your problem.  

Thank you for the response. They are still working fine, Just looking to see what other investors would do. But right about spreading the cost, when needed.

Hello all, I have a question. Would y’all buy new appliances (refrigerator in my case) for your inherited tenant if the appliance was already there when purchased the property? Or have them buy their own? Also the unit needs a full rehab which I plan on doing by next year so I don’t  know about buying a new appliance before fixing the unit. What would you guys do?

@Mark Ainley the property is a 4 unit and 3 of them already have central heating only. No AC units they use window units. It might add value to the building. The apartment does have a place in there to put the furnace.

@Mark Ainley big fan of the podcast. 
The tenant has been living there for 20+ years with no lease. But I heard it’s a 30 day notice for MTM? We went in with the new rent rates which she did not agree to because of the condition of the unit. We want to fix the unit but her living there makes it not do able. Which is why we want to notify the tenant that their tenancy will be over end of April. I offered the tenant 2000 to move by end of April which she agreed to last week  but now she said she needs 4-6 months plus the $2000 haha because of the inconvenience to her job and the stress of moving.

@Paul De Luca she did not say why. We offered the tenant 2,000 to leave by end of April. At first she promised she will and she already has her belongings packed. just 2 days ago she said she won’t be able to anymore and will need 4-6 months plus $2000. She is an inherited tenant who’s been living there for 20+ years. Just trying to get her out so I can fix the unit

Hello all, I need help. I purchased my First property 2 months ago and been dealing with a tenant whose unit is need of major repairs( Bathroom is leaking from tramp to lower units close,  new hvac, kitchen needs a new makeover) and more. We agreed and she promised through text she will leave by end of April with cash I offered. Now she is saying she needs 4-6 months and the cash, then she’ll think about it. she pays rent but it’s way lower what I can get once I’m able to rehab it but she might not leave in 4-6 months which I will be losing money. No lease. 

I’m thinking I’ll have to go through the eviction process. Does anybody know of a good eviction attorney in Chicago? How would you guys deal with this?
