Hell bp community, quick question. 
 I’m wondering if a landlord,who pays the gas bill,can tell his tenants to not have the furnace on when no one is at home. Usually during morning working hours. The gas bill has been coming in pretty high lately.

@Paul De Luca thank you for the advice. It’s a two flat with 2 units in each one. 1 meter covers a floor. That’s what I’m thinking, for now raise rents enough that it’ll cover their gas bill. 

@Charles Carillo Thank you for the advice. Not sure if they are connected, that’s something I am going to have to find out and get an estimate first.  If it’ll raise the value sounds like a good investment in the long run. But what’s crazy is the bills aren’t super high for them to be supporting two units each one. It’s like normal rate. 

Hello biggerpockets community. I just recently purchased my first house hack, a 4 unit (2 floors- 2 units front and 2 units rear) building in the Belmont cragin area. The property has two gas meters. 1 for the 2nd floor and the other for the 1st floor. My question is, should I separate the gas meters or charge a little more on the rent to cover that expense which I will be paying, Is there a code for the area that says I can’t have two meters for all 4 units? Should I see if paying to separate will be too much,if not will I make my money back after raising rents? Should I have someone from comed do the change or a contractor add a sub meter?. Tenants are paying way below market rates and don’t pay utilities which will change once I make leases.

Where you end up house hacking depends on a few factors, with the main ones being:

  1. What can you afford?
  2. What areas would you like to live in?
  3. What's your expectation for cash flow and lowering your housing expense?

In Berwyn, Cicero, and Forest Park you're looking at more affordable prices of 2-4 units when compared to Chicago, depending on the neighborhood. Property taxes for duplexes in those suburbs tend to be $5k-$7k while 3 flats will be about $8k+. So the areas are pretty comparable. I'm a fan of Berwyn, which is why I have two house hacks here. There's a lot of small multi-family properties.

There's some great neighborhoods in NW Chicago for entry-level house hackers though. Plus you can get a legal 2-flat with a bonus attic or basement unit for additional income, which you don't see in the suburbs since they aren't allowed.

Thank you great feedback, awesome that you like Berwyn as much. I was starting to actually lean towards house hacking there.

Hello everyone, new investor here and was wondering if anyone has some advice for house hacking in Chicago IL or surrounding suburbs,cities ( Berwyn, Cicero, forest park, brighton park etc..) with things like which one has higher taxes, rents are almost at the 1% or appreciation rises
 Goal is too have some cash flow and/or hope for some appreciation along the way.
