I own a duplex with one tenant living in each side. They share a front yard. One tenant has a basset hound and does not pick up after it. The non pet owner tenant has called, upset and complained about the poop situation. I sent her a message asking her 'to please make sure that yard was poop free since my landscaper would do a better job'. How can I resolve this in a nice way? Thanks.

I own a duplex that has one water meter and each has one tenant. I pay the water which is included in the rent. Avg monthly bill is $50-$60. This month's bill was $180. All fixtures and plumbing are new. I don't know if one of the tenants is abusing the water usage, or can there be a major water problem with the city? Can I get a meter for each and have them pay their own?

@Colleen F. The tenant agreed to pay a reduced amount of rent in lieu of getting part of his excess security deposit back. Win-win for both tenant and landlord.

@Colleen F., I will and thank you for the advice. As of now, the owner offered the tenant to deduct $400/mo in rent (they paid 1.5 months rent as a security deposit) and he said that he was unable to pay that amount. We will ask him to vacate, as soon as this month is over.

I do not make the final decision, the owner does. They just asked for my opinion as their agent, therefore I posted here and have received excellent feedback.

If this were the only house that was vacant, then I would immediately telL him to leave. The reason I hesitate to not negotiate, is because I have 3 other properties that are vacant at the moment down the street and they will each take about 3 months to rent.

thanks and I am the list agent for the management company. I also have the listings for the 3 other homes in the same subdivision, owned by the same company.

I have a tenant that has been leasing a $2600/mo home for the past 3 years. Excellent, pays on time, takes care of property. His lease in on a month to month term. He recently lost his job and wants to stay in the home until his kids finish the school year in May. He asked if the rent can be reduced to $1300/mo or he will have to vacate because he can no longer pay bills. 

At the same time, I have two single family homes for lease in the same subdivision- $2500 and $2450/mo. All are owned by the same person and have been on the market for 30 days. I will have a fourth home in the next week, also $2400/mo. 

I do not think they will rent quickly, as previously it takes about 2 months minimum to find a good tenant.

Some rent better than none? Or have him leave and have 4 vacant homes?
