Fellow Illinois landlords, the following is a link to a rental payment assistance program that just opened for housing providers/landlords. The program is currently open for landlords to initiate an application for their tenants that are behind on rent due to COVID. The program can cover up to 12 previous months of rent plus the next three months, if necessary. Hope it helps someone.

@Eric Salgado where in Indiana is this property of yours? This scene sounds horrible. Hope our luck with this property turns around.

I would definitely be expecting the answers to any of your questions coming straight from your property manager. Not sure how long you have had this second property management company for but they should be guiding you in the right direction. Depending on what part of Indiana you're at, I have seen some well recommended property managers from Indiana here on BP.

If you need a great realtor, you should reach out to @John Warren. Chicago area is huge so certain realtors specialize in certain neighborhoods and towns. John and Josh should be able to direct you in the right direction.

I used to lived in the Berwyn and Cicero area. Those have been some great areas for investing. @John Warren has been the best in these near west suburbs. He has multiple of his own properties there and he is the best realtor. He has also been hosting meetups for local investors for years there. He has helped so many investors in the area for a reason. He knows his stuff.
