Hi Ladies and Gentleman,  would you buy a new build (CASH) that would generate around 5.3 percent, plus appreciation that is guaranteed in this area over time, plus cost segregation against W2, or just stick with T-Bills with 5.5 percent return.  Thank you

With everyone and their mother buying up STRs, what is the proper way to assess the asset without overpaying for it. Numbers from 2021 and 2022 net income will be more difficult to get going forward with increased supplies of STRs coming on board in popular destinations. Would you chose mountains vs beach and why. From the experienced investors in STR space, if you would do it all over again what would your thinking process be in choosing location, HOA vs no HOA, mountain views vs no views, waterfront or looking locally to where no one is really looking yet. Thank you

HI, my girlfriend is a new realtor and is doing really well, but right now she has a client that she has shown over 30 houses to that wants to use USDA loan that has a close of minimum of 45 days.  Her client doesn't want to understand that in this market he won't  be able to win a bid with that type of loan due to the length of closing and also he doesn't understand the concept of paying out of pocket if the house doesn't appraise for the bid amount.  How do you handle such a client,

Hi, what is your opinion about an elementary school being right behind the house, with playground right behind it.  On paper it cash flows, but in terms of selling the house at some point, might not be such a crazy hot market as today.  Thanks in advance,  Alec
