  • I think you should want to get it for closer to $110k. Try to stick as close to the 70% rule as you can at this price point.

  • 90 day hold time is totally unreasonable. It will take at least 60-90 days for renovation, plus on-market time, then another 60 days to close.
  • - I didn't add the holding for market time!
  • What are you including in your $5k of selling costs?
  • - I was thinking that after I renovate it I would be the seller and would have to pay some closing cost...

Does anyone have experience in structuring an offer on a home where the seller would do financing? I don't know the best way to approach it. This will be my first flip and seller-financing could be ideal for us both.
