Advice please, I am selling a small, now vacant, piece of residential land for 11k in Pennsylvania. I know I can do this on my own without a title company or lawyer, though I will use a lawyer for about $150 to prepare the deed. Prepare deed, sign title at the lawyers office and exchange the funds, then take deed to the County Recorder's office. Is that the process? But after the deed is prepared, what other forms do I need to get? I know I need a 1099 but then do I sent that to  the IRS or hold it until tax time? Do I need to give the buyer a lead disclosure? This property was bought on the county Repository list so there is a Repository title, I know some liens could still be within their statute of limitation to be recorded, so I would not want to offer a General Warrantee deed, so which type should I tell my lawyer to make?

@Jody Sperling I just purchased my first investment property, a $189k duplex I am house hacking. I was interested in a HELOC for the down payment on investment number 2 in about 9 months. I only have about $26k equity in this house now though. Would I be able to get a HELOC or anything else you think I could use as leverage for a down payment for another investment?

What have some people done to ensure a smooth conversion of a rental property to new ownership during closing? i.e. When to transfer the security & last month rent into a new account? When to meet the tenants with the old landlord? Should month to month tenants sign new lease since increasing rent and enacting late payment fees? When to call the old property management company? How to take back the basement as a non common area...

First-time home buyer or owner-occupied investment properties qualify for down-payment grants/loans. Who has experience with these programs or know anyone who does? What is your experience? I need to take advantage of these resources for my first home, a multi-unit that I will house hack. Located in Berks county/Reading, PA.

That I cant save the analysis half way through to go back to it. A link to updated property tax for the area would be very helpful also.

I am a Berks county, Reading, PA native. I feel like my first time house hacking in a new area entirely would be a smart choice financially. I want to stay near SE PA. I am becoming overwhelmed trying to pick a new area and hoping that a triplex will pop up in my price range. SUCCESS STORIES NEEDED PLEASE.
