Definitely makes sense to go over ask, but would do all cash, I would rather leverage and put down 25% this way I can make my money back faster, than doing all cash.

I would include the water/sewage in the rent, or have the tenants pay there own water, considering they have washers / dryers in the unit.

I am looking for the property management cost to incorporate garbage cost, please let me know if this is realistic.
