I am new to real estate.  I am currently a university student, so I don't have money for a down payment.  Financing a deal will be the greatest challenge for me. A private money lender seems like the best choice, however, have any of you gotten a loan without previous real estate deals?

I'm currently a university student with no experience in real estate yet.  It is quite intimidating asking someone to trust you in finding a deal & managing the property without any previous experience while using their money.  Any tips to know when you are ready & can trust yourself not to mess up?
