Let's say I'm loosing 90%+ of my buyers because they are just falling short of having enough deposit for a Loan. Most bank are requiring 30% down. Most of my buyers are falling just short of the amount. Is it possible to give them a short term loan so they can just have enough to get the mobile home bank loan? Has anyone had experience doing creative financing like this?

HELP! Financing mobile home problem. I'm looking for a hard cash lender willing to finance mobile homes (on rented lots) to my buyers. I buy, sell mobile homes and have been doing it for 5 years now. I've done 30+ transactions. My hobby Business has doubled in the last 6 months due to the lack of affordable housing in my region...so I'm stepping it up a level. I have 5-10 + clients a day inquiring about a mobile home and willing to pay whatever it takes if I offered financing. Rent prices are amazingly high if you can actually find one. Most of my clients have $10-20k as a deposit. Banks are requiring 30%+ down. Most of my inventory is $60k-$120k. So incidentally 90% of my buyers are just out of the range of having enough deposit for a loan. Its hindering the growth of my business as my client list grows and demand is increasing. I'm looking for advice and a hard cash lender willing to grow together. Thank you
