Hey Aaron - congrats on the multi in Elizabeth. I am based out of Morris County. As far as networking is concerned, @Jonathan Greene hosts a zoom call once a week that covers different areas (NJ, Philly, etc). I've been on the calls since the pandemic hit (before that we met at a Brewery in Montclair), and the connections and knowledge I've gained there has been invaluable. Run a search for his name, and you'll be sure to find the zoom info. Also feel free to message me privately.

Great job on going into contract so quickly! 

I agree that adding the home to the MLS will greatly increase exposure to more buyers. Have you considered obtaining your real estate license to list these homes yourself? Sure you'd have to split commission with the buyer's agent and your broker, but you'd essentially be getting paid to sell your own home.

I'm nearing completion of my flip in Kingsessing, and while I've seen listings with virtual staging done, I am considering going with an actual home stager to give prospects tangible styling possibilities. I've reached out to some I've found via Houzz but haven't gotten any calls back yet for quotes. 

Do you all have anyone you, or a colleague, has used and highly recommend? If so, I'd love to contact them for a quote.

This is a great breakdown, cheers! I'm currently doing a flip in 19143 near Baltimore Ave, and love to see that it's a B area. Being an investor and not living in Philly I found it hard to get a gauge on the neighborhoods. This is a great reference tool.

 You're welcome. You're on the right track being here on BP. Some things to consider now, before you actually start investing, is to determine what type of investing you think you'd want to do (Rental Property vs House-hack, Fix & Flip, vs Airbnb, vs Wholesaling). Take your time. Credit will be very important (almost more important than cash, but not really) so if you are building your credit, make sure to get a clean report with scores above 700 for best rates. Money is important, so begin to save as mush as you can, wherever you can.
