the work that needs to be done is basically preservation. painting, windows fixing some tacky situations. I need some roofing & siding to do. right now the rents are about the high end of market in this area. the town is not in the best of repair. I currently need the rental income for living expenses. the reason I was looking to buy another is to try to get income higher to facilitate income to start some repairs. most homes in the area that are for sale are foreclosure in the 30-45,000 dollar range. most need less repair than what I currently own. I spent 4 years almost completely disabled. I am first getting back on my feet this summer. I can do most of it myself but takes me quite a bit longer.

Hi i'm Al Hartwig & I have 4 single family homes & 1 duplex. I currently manage these homes myself. I'm in the process of trying to get them in better shape. I don't know just how to go about finding more homes & financing. Any advice would be greatly appreciated as funds are limited and needs are pretty tall. Sometimes keeping the nose out of water is interfering with any of the larger projects I probably bought too many projects without seeing the future projects. So soon old & too late smart.
