Hello Everyone, I recently got licensed a few days ago and I'm looking to join a brokerage very soon. Going into the luxury niche, but can't find any brokerages! if anyone has suggestions comment or reach out to me.

Getting my real estate license very soon. I heard it is crucial to obtain a mentor especially when starting out. How would i go about finding a top agent in my area! What are some ways i can provide value to a top producing agent in exchange for knowledge.

I am moving to South Florida in 3 months. One of the ideas i have right now is to house hack a duplex( Looking for 250-300k range) However I do not have a enough money to put a down payment, because of moving expenses and just wouldn't have enough money to sustain myself if I did put a down payment. Would it be wise to get a loan for the down payment and let my other tenant pay off my mortgage while I pay off the loan?

I want to own a rental this year but I do not have enough capital yet. Does anyone have stories on how they got their first rental! Would help me quite a bit!

@Michael Glist @Jim Cummings Yes I am restricted because I am not a Permanent Resident, In Florida however you would only need  a social security number.

Dear Realtors I do not know what to do. I cannot obtain a real estate license here in Texas so I am considering moving to Florida to chase the profession. I do plan on making this into a career as it allows me to start relationships and acquire more knowledge. A part of me does not want to leave Texas and my family so I want to figure out a way to have Rental properties but I do not have a lot of money to spend. I am 19 years old if that matters. Any suggestions on how to go about this situation? All ideas are appreciated
