I should preface that I do not have any investment properties but plan to do so soon.

Currently already getting below 3% mortgage due to recent refi. It is a good point that if I do a cash out refi i May have a higher rate in the next 12 months.

Our current home is not our forever home and May more than likely be a rental when we move out due to market in these parts.

My goal is to accumulate cash flow with my properties.

We refinanced our home for a lower payment. Would it be wise to save the savings for down payment on an investment property or keep paying down the loan for larger equity?

We plan to look into a cash-out refinance in a year. We are in the DC metro area and have been fortunate enough of a nice appreciation last 3 years (aware of the last year being an anomaly).

Anyone have experiences to share on the Shenandoah Va market. I am from Northern Virginia so this would be feasible if I wanted to check up on it.

I am looking at a multi unit but am having hard time figuring out the what the rent would cost. It has 2-3 bedroom 1 bath units and 1- 2 bedroom 1 bath unit in a residential triplex. Do I compare it to a apartment even if it's a residential property?

I'm originally from Michigan so I know the area well. Although, I live in DC area. I'm thinking of getting a property management company to run my Multifamily units when I get one, but don't know what I should be looking for. Just trying to get my ducks in a row.

I'm am in the beginning stages of looking for properties for renting. What is the typical loans that one would get? I have never bought if that helps.
