I live in the Houston area interested in expanding my investments outside of home rentals. Does anyone have experience flipping land

within the Houston area or even far outside? What are some good areas?

I intend to sell my investment property in a few months right after my two year ownership. The tenant's lease ends one month after this. From my understanding in TX I am required to give a 30 day non-renewal notice, however I am uncertain of how to go about this. A couple scenarios are possible, if the intended buyer is willing to keep the tenants, or if the timing conflicts give them a month to month lease if necessary.


Has anyone faced this situation? I would have to have the property vacant

Has anyone received notice of a change in the LIBOR index to a new index based on the "Secured Overnight Financing Rate" (SOFR). I currently have an ARM loan which according to my promissory note is fixed until mid 2028. The notice claims that the replacement of LIBOR will NOT change any other terms of my ARM loan, such as margin, the max interest rate I may pay during the term of the ARM loan, or the timing of any interest rate resets.

Is this merely a change in the table/calculation used? Should I be worried about the interest rate radically changing and if it does is this even legal?

I have two sfhs under my LLC which I am the sole owner. Have had them for about two years but this last year the property tax bill increased by about 23% and 53%. There has been no homestead exemption previously but their appraised values have skyrocketed.

Is it allowable to protest investment properties? Recommended to go through a company or attempt to do this myself? Has anyone had a good experience with 'Texas Tax Protest'?

The properties are located in Harris county.

@Dave Foster Thanks for your response. Do FHA loans allow for this type of investment since the property would be under my LLC? I am the sole owner.

Hey @Ryan Thomson, I would intend to buy the duplex as an investment since this is required to do a 1031 exchange. Just unsure if it would be allowable for me to live in one of the units.

Your second point makes sense. The only reason I would "pay" my LLC is to show proof of income for more purchasing power at the initial buying stage.

Hello all, I currently have two rental properties (sfh) located in Houston. I hope to do a 1031 exchange and possible purchase a 4 plex with the intent of my living in one of the units. Is this allowed in the state of Texas. My rental properties are under my LLC and so would the duplex. Can I as an individual pay my LLC rent?
