Hi @Shai Flax, it really depends what kind of lifestyle you are looking for. If you are more of a big city person go with Miami or Orlando. If you prefer a more laid back lifestyle then you need to try the west side of Florida. Life runs in a much slower pace there. Good cities to try are Fort Myers Beach, Naples and Cape Coral.

In regards to investment opportunities, there are good deals everywhere! Once you move and get to know the city things will start coming up. As you mentioned above in previous comments, market everywhere is hot right now but if you know the area and you know the right people you can always find something profitable.

@Martin Galabov I personally haven't had a chance to go through the process in Bulgaria. From what I heard it's lengthy and frustrating. Here in the US you can close a deal in about 10 days if you are paying cash and 25-45 days if you are financing. In regards to ROI this really depends on what type of deal you are planning to do. You can get very creative in Real Estate and it just really depends on your level of risk tolerance. Let's schedule a call if you want some more details and examples!

Welcome to BP @Martin Galabov! Congratulations for deciding to start the journey. BP is a great place to get advice from people who are willing to share their knowledge without expecting anything in return. I'm also originally from Bulgaria and I have been living in the US for little over 3 years now. I started as an agent in Miami and I recently moved to Orlando. I was able to experience 2 different cities and I can tell with certainty - things are different here! The system in the US is super efficient and everyone involved in a transaction is trying to help. This is why you see so many people emphasizing on building a team around you as an investor. It is important to have an agent, mortgage broker, accountant (familiar with procedures for foreign investors), contractors etc. The best part is that everything is transparent and all the information is out there! If you are willing to learn and you have a good team behind your back, you will have a great experience investing in the US!

Hi @Julia J, it really depends on where you want to spend your efforts. If you are planning to deal with this full time and communicate with tenants, vendors and be by your phone 24/7 then is really worth it. If you are just an investor who wants to have a producing property and a vacation home which you can visit anytime you want then make sure you hire a great property management company which does only vacation rentals. Furthermore, there are ok property managers and there are others on a whole new level using the latest software for pricing and managing the properties. Make sure to go to one of them. Another advice that I have for you is: Don't be scared to trust young people in this industry! The software part can be very challenging and from my experience of 4 years in the industry, younger people usually do much better than older property managers. I know pretty much anything you can think of when it comes to short term rentals. Feel free to contact me if you have any questions.

Hey @Sheila Jones, It's hard getting started with rental properties in Orlando! There are so many areas to discover. I recently moved here from Miami and I'm also looking for my first investment here. I have a good amount of experience in RE so I started by studying the Orlando Market in depth on Zillow and MLS. You need to be constantly looking at what is selling, how fast and where. At the same time is good to keep an eye on the rental market. In this area it seems like the summer is the hottest part of the year for rental properties. Therefore, I came up with the conclusion that if timing works out, I have much better chances of getting a higher price for your investment (I would love to get some comments on this from some local experts).

I still haven't decided on a specific area but I have narrowed down my options. Let's keep in touch since we are on the same journey and hopefully we will both end up with a great investment!

It seems like everyone is mentioning Lake Nona as the new hot spot for investments in the area! I will definitely look into it!

I recently moved from Miami to Orlando to work as a Business Development Manager for Innovative Realty and I quickly discovered the Orlando market is completely different from what I'm used to in Miami. I will be buying my first property in the begging of 2021 and it will be great if I can connect with few local experts who can introduce me to the area and specifications of the market.
