Hi Bruce,

Thank you for your reply. I am building in Old Town. I am using cash. The lot was zone R-7-5, but it must have changed. The parking situation just changed last week. They do not allow two seperate driveways, which was on my original site plan. They require enough space in the primary driveway for the ADU and primary home.

I will be renting it out as a LTR. I'm not sure if the city allows for STR. The plans are essentially ready for approval, just need a few revisions, so I should be able to pull it off :). The city's Planning dept. approached me with the idea actually, as I was originally only going to build the house. I just went ahead and did it since I was able to use the same grading plan.

I planned on using funding for investing with the rental income.  I am still working, so I am going to see how this goes before I do it full-time.

Greetings all,

I am new to the community and eager to start investing in real estate full-time. Currently, I am in the process of building a new single-family residential home and an accessory dwelling unit (ADU) in Lewisville, Texas. I expect to receive the building permit within the next few weeks. This is my first investment, and I've learned a lot from this experience so far, and I'm ready to keep moving forward with new projects.

I am interested in investing locally in Denton County and the surrounding counties. My focus is on finding lots or land for new construction, opportunities for fix-and-flip projects, long-term rental holds, or multi-family investments.

At 42 years old, I have decided to leave the corporate world behind after 22 years. I am very passionate about real estate and truly believe this is my calling. I would greatly appreciate any contacts, leads, or advice to help me get started in the right direction.
