Take a few hours to search for/read through eviction process in Georgia, the clerk of court is often helpful in filling out forms (but they will not offer legal advice).

Just being late will not be enough to get an eviction, she will need to be in arrears. I suspect that unpaid late fees will also not be enough to trigger eviction but you will want to check.

I have found that starting the process on the 5th day of the month for late rent is essential - they may pay late again but getting formal letters to pay or quit might straighten her out.


 I used a pay or quit letter in Feb so she paid on the 8th,  today I texted her to ask how she would pay but i have not heard from her, yet?!   I'd rather find someone to help with my 1st eviction case.

Do I need to hire an attorney to evict my tenant who, is a single mother with 2 high school kids? she paid rent late every month since she moved in Dec 2023. And she refused to pay the late fees.  How long will it take to evict this kind of tenant? is going to be completed in Alpharetta, Fulton County? Do I need to hire an attorney? I can do it on my own.  Thanks

 that's very true, how can I find a trustworthy cleaning team? I used different cleaning teams in the past, but I cannot recommend any of them.

 Hi.   one is in Johns creek 30022, 3 beds on the main level and one bed one bath on the base meant level with its own entrance. The other is on Alpharetta 30004 3 bed ranch home.    let me know. thanks.
