While many realtors won't make too much of an effort, they shouldn't necessarily be blamed here. The market, which usually is already illiquid, has changed dramatically with a tidal wave of new properties hitting the market in the coming years on top of a large number of already unsold pre-construction properties. In this context, selling a resale without offering a huge discount is very challenging. Also, by now, everybody knows that the numbers during the pandemic were overinflated and that they're unlikely to make 18% in the future, especially with all the additional competition on the way while demand has levelled off.

I haven't studied the wedding market but a wedding venue sounds like a better investment (less competition). Therefore, maybe you can drop your price to a no-brainer level and make up for the "lost" money in your wedding business. The more you wait the harder it's going to be as the increase in supply over the coming years is going to be relentless.

 Why not keep it and take out an equity line for the money you need?

Investors are becoming weary of short term rental properties right now. The game of musical chairs has stopped for many STR's. If you are valuing your property based off its short term rental income, think again.

If it is very profitable, why do you want to sell?

Have you thought about listing it with a Realtor?

Advertising on appropriate FB groups would be a great place to advertise.
