Selling my luxury 4 bed/4.5 bath villa located in Tulum, Mexico. Exceptional property with impressive financials over 3 years (gross profit of 219k USD this year). Property is being sold completely turn key with all STR platforms and all future bookings (71 k worth so far). Sales price 1.1 million USD

Message if interested in seeing the full business proposal with proof of income/ expenses.

Also, by now, everybody knows that the numbers during the pandemic were overinflated and that they're unlikely to make 18% in the future, especially with all the additional competition on the way while demand has levelled off.

I haven't studied the wedding market but a wedding venue sounds like a better investment (less competition). Therefore, maybe you can drop your price to a no-brainer level and make up for the "lost" money in your wedding business. The more you wait the harder it's going to be as the increase in supply over the coming years is going to be relentless.

This is true and sound advice. Do you have knowledge about Tulum’s market specifically? Would love to send you the listing to see what you think about our price. I do agree covid may have inflated numbers for some properties but we’re still going strong regardless of the influx of new properties & have future bookings into 2024 that make it seem like next year might be even better than any other year to date.

Thanks for the response! Selling wouldn’t be an option if we didn’t need to take the equity out for our next project (wedding venue)

We have listed with local realtors but they don't have the reach we're looking for as they seem to all just post on their websites and wait until someone comes along. Real estate is really unregulated here and because there is no MLS, realtors seem to "hoard" listings so they don't have to share commissions with other realtors. We're looking for a more active approach in seeking investors who want a property with 18% ROI. Facebook could be a good option but I'm only finding 1 STR sale page and it's catered to investors looking in the US.



 Why not keep it and take out an equity line for the money you need?

We’re Canadian so a bank won’t offer an equity line on a foreign property

Sure the STR game might be uncertain but we’ve also had multiple offers for long term rent at 10 k plus per month. I do believe if a property stands out as an investment the price should reflect that, no?

Hello! I currently own & operate a very profitable luxury STR in Tulum, Mexico - I'm having trouble connecting with investors to showcase this property. The property has grossed 200k in 21/22 and is on track to surpass that this year. Does anyone have advice on where I can find investors that would be interested in a property like this?
