I would try to contact a RE trainer in the state. everyone has to get their RE training from someone and the top RE trainer in that state will know whose good and whose bad. Give them a couple compliments and they will point you in the right direction. Preferably make sure they are independent and not working for a large realty company.

Find a private real estate trainer in your state and talk to him. The trainers know everyone and how good they are. Definitely works out best if they are private and don't work for realty company.

with the PMI in place and what it would be rented for. I can easily cover all of the mortgage. not utilities & snow removal. i would be living in one of the units though so it does seem worth it. also it will be a new construction. They will build it for me.

My concern is should I just bag the four plex idea and go for a fixer upper single family home ranging from 100k-160k. Pay for the mortgage myself yet not have a PMI.

Basically I have 30k as of now. so many options. and Im in my early 20's

Is getting a high PMI of $400/mo. on a fourplex a good idea? I can easily do 3.5% down yet 20% is no where near possible currently on a 500k 4 plex

we should continue this thread as now that it is farther in the year and there has been lots more lay offs in the oil field. I have not been hearing anything good lately for Alaska RE market. Does everyone still think it will be ok?
