Thank you for giving me some ideas about hard money and private money lenders. Where would I go about finding them? I'm also interested in DSCR loans which are 1-2 points higher than conventional and have a prepayment penalty. The only thing I'm worried about is if the fed starts cutting interest rates and I'm stuck unable to refi for 3-5 years it would put me in a bad spot.

Hey everyone! New here. Been readings lots of forum posts and finally ready get started. I’m 19 years old, second year at college. I have 75,000 liquid I’ve been saving from my small business and I want to purchase some section 8 single family homes. I’m looking for a mentor or someone who can advise me on financing especially since I have no tax returns. I am filing my first year as an S corp but lenders won’t qualify this. Open to any and all feedback. Kind regards,
