Hey y'all. I'm in Peoria outside of Phoenix for the next couple weeks and would like to attend some investor meet ups. I've seen a few on meetup.com but there doesn't seem to be a lot of attendance. Wasn't sure if there was some underground RE investor meetup market I didn't know about.  ; )

Are you looking to 1031 that STR? Full diversity like that can be seen in a REIT or fund. Or, you could look for a syndication if you're wanting to scale up to a specific asset class or type.

I think more and more people are leaning towards syndication as it's a passive route. And, with a good GP you can make better returns vs owning a couple SF or MF properties (and you get to avoid owners responsibilities/maintenance). 

I'm a believer of diversification, so being invested in real property AND syndications/funds.

Kenneth, a 721 exchange (tax-deferred event) into a diversified evergreen fund might be a good fit. The 721 exchange involves property contribution vs capital. An evergreen fund is liquid with no lock out periods so you can park your capital in for however long you'd like and receive a passive dividend.
