Good afternoon community!

I currently do tax liens in Mohave county and it is a pretty straight forward experience either with the annual tax sale in february or obtaining the "over the counter" list, even after the whole new world we live in. I was looking to spread out a little more in the state of Arizona and of course it seems very county specific as in they do the lien auctions every year but it seems to be more challenging to find the parcels that were not sold during auction. Also I know mohave uses realauction.com for their bidding process and I just go straight through the county afterwards but it seems from my research that Maricopa and Pima do not? I might be not seeing an obvious but the county websites for both are a little vague? Any information would be of great help! Thanks for hearing me out!

Thanks for the tip, I think I found it on the county website. Did not know that this was even a thing!!! Doors have been opened!

Did you pull the trigger? How low did you bid down? Are you looking into acquiring the property or just going for the interest winnings? The next years auction I was going to look back into my "farm area" and I will have more capital to place bids on and see what I can acquire to create a "cashflow" of selling the properties or just see what interest I can achieve.

Hey I just done one for Mohave county tax lein as well and picked up a parcel. But I bid at 0% because I knew I wanted it lol. I just paid the first payment for the tax. Yes I belive you make the payment for 3 years, and as for forclosure costs I'm not exactly quite sure. I would also like to hear the specifics but from what I believe it's about 2-3k with a lawyer? Great question!

I am actually doing an online course right now through RE Express (studying for final for Principles of Real Estate) since I had some downtime I figured I might as well come out the other end of these present times with a license. I want to be able to get into renting houses but with limited capital and tax lien sales in arizona being my only "investing experience" I figuered this will expose me to the multiple facets of the industry. At least I will be legally able to help out people directly instead of "going through an agent"

That being said its a pretty straightforward class of knowledge of laws and regulations and memorizing them to take the test. It seems overwhelming since I don't really know how much of this information will actually be used in the field vs actual practice. But if you're looking for a study partner or someone to bounce ideas off of I reside in Torrance!
