I'm renting my first property for $1,500/month in the greater Boston area. Anyone have any thoughts on what security deposits usually run? I've seen from $500 to 1 month's rent. Seems if you ask for first, last and security up front it can add up and potentially reduce the pool of good tenants depending on how much the security deposit is.

I'm buying a condo converted in 2007 from a 3 family rehab in the state of MA with cash.  Trying to decide if I need title insurance.  Anyone have any guidance on what to look for after the title search is completed that might suggest more or less risk?  

I've been talking with 2 checkbook IRA providers that offer similar products at similar cost - Broad Financial and IRA Financial Group. Does anyone have any experience(s) to share in working with either one of these providers?

I am interested in starting to acquire rental properties in my immediate area (MA 02375) to hold and generate income.

I'm close to making my first deal and out looking at all types of residential single & multi-family.

I'm looking at cash and leveraged deals for myself, but would also be open to private lending for those that have a strong track record of success.

I have written down my plan, assembled a team and am actively looking at properties every weekend with my broker.

I am also investigating checkbook IRA LLC's and solo 401K entities to expand my portfolio.

I'm just finishing up Brandon Turner's audio book on Rental Property Investing and look forward to interacting with this community!

I recent purchased Brandon Turner's book through my Audible subscription.  I've been enjoying the content, but I hear continual reference to being able to view all the figures and references in the book on this forum and I've not been able to find the content.

Can someone send me a pointer or the URL?
