i think we have not connected before. I have heard of the real estate groups in the island, have not had the chance to go to one yet, will check when is the next event.

I think you're combining those two things into one. A partner could be financially invested in the business, but a partner is different than an investor.

A Private Money Investor will look at the details of a business or transaction, and their ROI, and say yes or no. These are people that want to put their money into a cash flowing asset than will bring more value than the stock market, and not have to worry about it . You might talk to these people a few times a year.

A partner is putting just as much heart, sweat, and tears into the business as you are. They are going to take your vision, and bring their expertise to the table, ultimately helping you do more than you could by yourself. You could find partners at local meetups, by joining private mentorships or exclusive communities, or even platforms like this.

Hello everyone,

I'm the Co-Founder of an Airbnb management company in Puerto Rico with almost 100 properties, and I'm looking for advice on how to find a strategic investor. Specifically, I'm looking for someone who can help us create better processes, expand into other markets, and eventually start buying our own short term rentals.

If you have any experience or knowledge on how to find a strategic investor for a business like mine, I would really appreciate your input. What steps should I take? What resources are available to me? What qualities should I look for in a potential investor?

Hello,

I am interested in buying a 4 story commercial building in Puerto Rico where i live and im from, that they are asking $1.288m for it, it has one commercial space and 3 stories with apt in a great location, wanted to turn it into airbnb. 
we currently have almost close to 70 properties that we sub-lease or manage and we start doing our own deals.

Wanted to see how would you structure this deal to buy it without having to put to much capital, for example, dont want to put to much capital in the down payment, closing cost and renovation because its putting my company at risk using to much cash. We know the numbers and we know that once this is renovated and renting in airbnb it would be doing amazing. Forgot to mention that it has a cool Hostel right next door that also rents in airbnb.

How would you structure this to not have to put your own capital?

Im going to buy a duplex in Puerto Rico in great location for around $385K, both are 3/1, the house needs some work. The down payment and closing cost comes around at $50K that we are going to use from our company. The part that we are trying to figure out is that the estimated rehab for the whole house is around $70k-$100K, do get another loan for the rehab, get it from hard money lenders or friend and family, we are trying to figure out that part. 

The comparables in the area for the rehabbed house is around $600k-$700K, so once we have the house done we can refinance and get it back.

What is your guys opinion?

Thanks for the reply. Yes, that bank told us they can give us a loan to our LLC to buy properties.

Hello,

Im from Puerto Rico and i have a sub-leasing and management company for airbnb that we currently have 30 properties. We want to start buying multi-families to do airbnb or long term leases, but we are having a super hard time getting the few banks in Puerto Rico to lend us money with our LLC, they take a lot of time to respond to our emails. One banker told us that normally those investment loans are for 15-20 year term and 6.5% - 8.5% interest rate.
i recently talked to a big developer and told me that the first 1-4 deals i make them with hard money lenders or equity lenders, that in a year i can refinance with a bank and pay them back their loan. 
Any advise on that getting loans with an LLC and getting a loan from a hard money or equity lender?

My name is Alan. Im from Puerto Rico and have 24 Airbnb properties that I sub-lease, i have been wanting to get to learn about wholesaling from here in PR but don't have the supper knowledge on how to do it. I want to see what course you guys can recommend me that is step-by-step.
