What's the most profitable foreclosure and rehab flipping strategy with as much value add as possible?

I want to do a number of these a year for two reasons:

1) I want to build a fast-track multi-family portfolio of larger apartment complexes.

2) I can make each one beautiful and unique before selling it to someone who falls in love with it.

I realize how much can be made from doing this. That's why I want to use it to push my understating large multi-family CRE investing, because that's what I'm really after, and I'm starting with nothing.

What do you think about buying foreclosures and rehabs, spending all out on remodeling the joint to make it a smart luxury home, then flipping it? Depending on the location, it seems like it should prove quite profitable. If I'm just starting out, how many of those do you think I'd be able to bust out in my first year? I could probably start with the VA home loan, and go from there, eh?

I'm looking for great websites/ apps that I can use for finding the good multi-family listings. I don't care if they charge. The free stuff out there doesn't seem to be very helpful. I appreciate you all! Be well!

Thank you, Roni! I'll be on site as much as possible. I plan on getting to know the management team, and the tenants, and using my profits to boost the living quality there more yet and reinvest in more commercial RE.

Hey, Paul. I'm not there yet. I'm still searching for my baby. Do you know anyone that might have what I'm looking for, or any listings of such properties? I'm having trouble locating something with that many units. I'm afraid my pool of resources is more like a puddle so far.

Thank you for your advice, Brandon! It will prove beneficial. As far as the process goes, I'm still searching. I want to gain as much knowledge going into this as possible, so I don't get the wheel and run that ship aground.

I do plan to syndicate. I'm still looking for the deal. I don't want a value-add property for my first. I should acquire some muscle memory for everything else first. I set my first goal high, because the bigger the deal the better. I'm 33, and just realizing my passion. I have a dream of one day building a very unique resort, and I'll get there sooner in life if I go after the big deals. I might have my first deal for some time, and I probably will, so I want it to be a very profitable one. I'm going to use my profits from the first deal to reinvest into more commercial RE.
