Hey guys. I started this post about a year ago or over a year ago with the idea to find like minded people who are in real estate. Buy and hold. Flipping. House hacking.

Be careful though. If you have a mortgage, most mortgage companies have a due on sale clause in the mortgage. Moving the mortgage into your LLC will trigger that clause. Mortgage companies usually don't act on this clause but it can happen.

Newbie here.  Closing on our first duplex in two weeks.  Renters will get new lease agreement.  Want to use Cozy as it will be a long distance--ish rental.  Trying to figure out how to word using Cozy in the rental lease agreement.  I'm probably way overthinking this.

I am closing on a duplex soon.  Duplex is occupied.

One renter has a lease in place.  

One renter is on a month to month lease.  I want make this a one year lease.

How do I communicate with these renters that I've purchased the property?  Phone call?  Letter? In Person?

I know its such a basic question.  Help.
