I just recently purchased my first rental property , a two family home in Cleveland Ohio.
Due to the above I will not be resigning my lease and will be out no later than April 1st, ideally middle of March. I will naturally be paying, per usual, my last months rent on time.
The home I currently live in is a 3 family home. It is for sale. We have investors in and out at least 2 times a week now for the last 2 months or more.
I recently got a call from our landlord threatening to sue us because we had been watching my friends dog, (in the lease it is written that we have a dog) he is claiming that the potential buyer “won’t pay what he’s asking because there are two dogs, and I’m going to sue you for the difference”
I personally don’t think he has much ground to stand on as
A. We won’t be there for at most two weeks tops even if it’s a cash deal.
B. The dog was being dog sat for a few weeks.
C. I even mentioned if the buyer has that much of an issue we would happily be out before the house closed and or find a place for the dog to stay for the last week of his stay here.
I get the impression he maybe is implying to these buyers that we plan on staying longer than we do, to help sell the house. Otherwise I have no clue how logically a dog that won’t be there when close comes and a tenant who will be out in the next 6 weeks, has any impact on a house selling or not; assuming he was honest about our intentions to move out ASAP.
