Hi -

My condo bldg has structural issues affecting my unit line & my tenant will be asked to move-out.

Does anyone have advice on how I can minimize the downside in terms of lost rent? Can I recover from insurance or the HOA?

Also, if anyone has guidance on how buildings deal with these issues, like a loan to cover the potential 200k+ cost, etc.

The bldg has 20 units.

Hi - I have a tenant who seems poised to sue based on “unfair” HOA fines and damages to our building that he agreed to pay for during a move. The fines are from properly noticed noise complaints. My question is whether he would sue the HOA or me and I’ve have to join the HOA in the suit or mediation if he follows up on his claim that the damage bill was too high or the noise level was not bad. Thanks for input!

Got you - but it sounds like it can be done.

Can I write a lease with a 30 day option to cancel if the tenant is problematic? I’m in CA if that makes a difference. I had a bad last tenant who was butting heads with the HOA & it was a lot of headaches for me. My preference is to provide the tenant & me with the “security” of a year term, but have the option to move on if they’re a problem. Thanks for any input!
